What closing actually costs
The sticker price is not the day-one price. New Brunswick adds a land transfer tax, and lawyers, inspectors and insurers all get their line. Budget them before the offer, not after.
The transfer tax is charged on whichever is higher, the price or the assessment. On SNB's property listing it is the assessed value for the current year.
