the middle sale, against its assessed value, across 3,196 sales since 2025
The middle half of those sales ran from +4.3% to +35.3%.
That spread is the useful part. On a $300,000 assessment the middle half alone covers a range of about $93,000, which is why multiplying an assessment by any single number produces a figure with no useful meaning.

Assessments are set for taxation and lag the market. This describes what sale prices did relative to them and says nothing about whether any assessment is correct. It is not an appraisal and it is not tax advice. Communities with fewer than 100 sales are left out, and 117 transfers far outside market range were excluded.
