What you’d walk away with

The sale price isn’t what reaches your bank account. Your mortgage, the commission and its HST, and your lawyer all come out at closing. Put in your own numbers and this page adds them up.

The sale

$335,000

Half of the properties sold in Saint John and area in October 2026 went for more than $333,000 and half for less. Not sure of yours? See what sales say about your home.

What you owe on the home

What you'll still owe on closing day. Leave it blank if the home is paid off.

Only a line of credit registered against the property.

Your lender may charge this to clear the mortgage from the title. $350 is only a placeholder, and your payout statement has the real figure.

The cost of selling

Set in your listing agreement, so change the 5% to match yours. The estimate adds the 15% HST on it for you.

Fee, out-of-pocket costs such as registry fees, and HST. $1,200 isn't a quote, so ask your lawyer for theirs.

What gets split at closing

Most New Brunswick property tax bills go out in March and must be paid in full by May 31 to avoid a penalty. The year's tax is split at closing day, so the split can add to what you keep or take from it.

Where does that bill stand?

You'd usually top up the tank before closing, and the buyer pays you for a full one.

Questions sellers ask about this

How do I work out what I’d keep from selling my home?
Start with the sale price. Take off what you owe on the home, including any prepayment penalty and your lender’s discharge fee. Then take off the commission, the 15% HST on it, your lawyer and what you spend to get ready and move. The year’s property tax is then split at closing, which can add to what you keep or take from it.
Do I pay land transfer tax when I sell in New Brunswick?
No. The buyer pays it before the deed is registered. It’s 1% of the sale price or the assessed value, whichever is higher.
Is there HST on real estate commission in New Brunswick?
Generally yes, at 15%. A $20,000 commission carries $3,000 of HST.
What happens to my property tax when I sell partway through the year?
The year’s tax is split at closing. Most New Brunswick bills go out in March and must be paid in full by May 31 to avoid a penalty. If you’ve paid the year, the buyer pays you back for the days after closing. If you haven’t, the buyer usually takes a credit for your days at closing and then pays the full bill.
What does it cost to get out of my mortgage early?
Your lender’s payout statement gives the exact figure. On a closed mortgage paid off before its term ends, the penalty is usually the higher of three months’ interest on what you owe or the interest rate differential, which is based on the gap between your rate and today’s rate for the time left on your term. It can run to thousands of dollars. An open mortgage has no prepayment penalty. Your lender may also charge a discharge fee.
Will I owe tax on the sale?
This estimate doesn’t include any tax on the sale. Ask an accountant.
